Greetings my fellow neighbors and all owners near and far,

It has been an unusual past few years, and the pandemic changed the way a lot of us do business. Overall, PRPOA fared well, and now it’s time to reevaluate and adapt to see which changes should be kept, modified, or discarded altogether.

One of the changes implemented in 2020 was cessation of the Property Manager performing quarterly community reviews. The Board of Directors thanks the community for their due diligence of calling or writing into the office with deed restriction violation complaints. However, we agreed at our May meeting to re-open the quarterly community review process.

What does this mean for you and the rest of the community? The Manager will canvas every street in the community, all 141 miles looking for deed restriction violations. Primarily, she’ll be looking for

  • Soiled roofs, fascia, driveways, or fencing
  • Damaged fencing
  • Paint in disrepair
  • Trash can placement issues, debris, and trash containment problems
  • Parking issues eg. vehicles on the grass in the front yard, boats, trailers not stored according to the deed restrictions
  • Derelict vehicles

The purpose of this letter is to let you know this process will be starting on July 10, 2023, and to give you time to look at your home to identify and correct any violations. Our properties retain their value when you and your neighbors’ homes are well kept and in good repair.Where violations are identified, the Property Manager will

  1. Send a courtesy letter notifying the owner of the issue and allowing 14 days to repair. Owners can request additional time by contacting and notifying the Manager of the circumstances and providing a date when the issue should be resolved.
  2. Send a certified letter if the issue is not resolved and no extension was requested within 14 days of the first notice, or the extension request was unreasonable.
  3. Refer the issue to the PRPOA Board of Directors to consider imposition of a fine or suspending the owner’s or occupant’s right to use common areas and facilities, in accordance with Florida Statute 702.305.
