Applications for Approval with the Pine Ridge Architecture Committee

 

Based on the Deed Restrictions and Deed Restrictions Use Rules that the Pine Ridge uses to govern our community, one of the requirements is that certain items need to be submitted for approval to the Architecture committee before certain additions are done by homeowners on their Lots.

 

This documents covers those approval requests:

  1. What things need to be submitted for approval.
  2. For each request type (ex re Roof, Paint, Shed)
      • What forms should be used for each item?
      • What are the checklist items that need to be included with each form (See checklists in each section)
      • What Documents needed to be included in the request?
      • What Information needs to be included on those documents and in the application?
      • What the architecture committee will be looking at on those forms to make the decisions?
      • What are the guiding Deed Restriction  sections that tell the architecture team as to what they need to check and verify?

New Homes

For a new Home you want to use the ADC-New Home Application including questionnaires about the new home and lists of documents that are required to be turned in.

The builder $100 application fee may be dropped off at the office in the drop box or mailed to 5690 W. Pine Ridge Blvd., Beverly Hills, FL 34465 Attn: Pine Ridge POA.

Critical information on requested forms used to make the decisions

  1. Sq foot requirements meet the requirements for the neighborhood. (3.01A)
      • Minimum 1800 Square Feet
      • Two-story Main Structure on any Lot shall have a ground floor living area under conditioned air of more than (1200) square feet
  2. Sq footage of accessory structures meet the requirements of the lot (3.02)

        2. Trees to be preserved shall be clearly marked on the lot and documented on the plan prior to clearing work.
        3. A minimum of 30 mature trees of 6 inch or greater diameter as measured from 4 feet above grade will be maintained, per whole acre of property.
            • For Lots greater than one acre and legally combined as one Lot, the required trees may be distributed on any portion of the Lot
            • If a Lot has less than 30 mature trees, the planting of additional trees will not be required
            • If existing trees interfere with the planned placement of the Main Structure or Accessory Structures, their removal will be permitted even if it results in a per acre tree count below 30.

For a Shed (less than/equal to 420 Square Feet) you want to use the ADC-Shed Application including questionnaires about the shed and lists of documents that are required to be turned in.

  7. Total square footage of all sheds and accessory structures on properties must meet the size requirements by acre – (3.02A)

Accessory Structures – Buildings

For Accessory Structures you want to use the ADC-Accessory Structures Application including questionnaires about the Accessory Structures and lists of documents that are required to be turned in.

      • Sets Different rules in the deed restrictions
  2. Amount of Accessory Structures (3.02A)
      • Lots 2 acres or less in size shall be limited to 2 Accessory Structures with a total area of no more than 2,000 square feet.
      • Lots greater than 2 acres and less than or equal to 3 acres in size shall be limited to 3 Accessory Structures with a total area of no more than 3,500 square feet.
      • Lots greater than 3 acres and less than or equal to 5 acres in size shall be limited to 4 Accessory Structures with a total area of no more than 5,000 square feet.
      • Lots greater than 5 acres in size shall be limited to 5 Accessory Structures with a total area of no more than 7,000 square feet.
      • One ADC Approved shed with a footprint up to 420 square feet footprint will not count against square footage and allowable number of Accessory Structures listed in 1 through 4 above. This shed is only permitted behind the Rear Line of the Main Structure

    1. Forward of the Front Line of the Structure – no Accessory structures are allowed other than Gazebos or Pergolas (3.02C)

        • Must match the colors of the house
    2. For Metal Buildings (3.02D3)
        • Must be the closest match to the color of the Main Structure from those listed by the Metal Building manufacturer
    3. For other Building Materials (3.02D4)
        • The color of these buildings must be the closest match to the color of the Main Structure or natural if made of wood.
  7. Roof
    1. Fully enclosed Accessory Structure buildings may not have flexible fabric roofs.
    2. For Detached Garages between Front Line and Rear Line of the Main Structure: (3.02B)
        • Must match the main structure Roof Pitch
        • Must Match the main structure Roof Overhang
        • Must Match the main structure Fascia
    3. For Metal Buildings (3.02D3)
        • Must Not incorporate a Quonset roof style
        • Must Not have a Roof Pitch less than 3/12
        • Incorporate a vertical roof design where the ridges of the metal panels run from the ridge line to the eaves.
        • Side panels of metal may run horizontally or vertically.
    4. For other Building Materials (3.02D4)
        • Not have a Roof Pitch less than 3/12
        • For any of these buildings, which incorporates a metal roof, must incorporate a vertical roof design where the ridges of metal panels run from the ridge line to the eaves.
  8. Height
    1. No Accessory Structure shall exceed 25 feet above grade or its slab.
    2. For Detached Garages between Front Line and Rear Line of the Main Structure: (3.02B)
        • Cannot be taller than 20 Feet

          • Car Ports must be behind the rear line of the main structure. Carports may not be attached to the Main Structure. (3.02D2)
    3. Barns may not be constructed on any property in the Country Club section of Pine Ridge Estates as specified in Addendum B (3.02D5)
  4. Size
      • All Accessory structures are limited to the size limitations by acreage in (3.02A)
  5. Building Materials
      • Detached Carports may be made of masonry, wood or meta (3.02D2)
      • Carports that are attached to accessory structures must use the same architectural style, finish, external appearance, roof arrangement, and color as the Accessory Structure to which they are attached. Carports may not be attached to the Main Structure. (3.02D2)
      • Porticos may be attached to the Main Structure, provided they incorporate the architectural elements of the Main Structure including color, exterior materials (3.02D2)
      • Barns may be constructed of the following materials: metal, wood, finished siding, and concrete blocks with stucco finish (3.02D5)
  6. Colors
      • Carports or other covered areas, if attached to an Accessory Structure, must use the same architectural style, color as to which they are attached.(3.02D2)
      • If Carport is made of metal, the color of the Metal Building must be the closest match to the color of the Main Structure from those listed by the Metal Building manufacturer.
      • Porticos incorporate the architectural elements of the Main Structure including color (3.02D2)
      • Barns must be the closest match to the color of the Main Structure, natural finish if made of wood or barn red as listed in the color book.(3.02D5)
  7. Roofs
      • Shed ports carports must have a minimum roof pitch of 3/12 or more. (3.02D2)
      • Detached carports must have a minimum roof pitch of 3/12 or more. (3.02D2)
      • Carports attached to other Accessory Structures must use the same architectural style and roof arrangement. (3.02D2)
      • Porticos must have a minimum roof pitch of 3/12 or more (3.02D2)
  8. Height
      • No Accessory Structure shall exceed the height of the Main Structure as measured from the slab of each structure.(3.02)
      • No Accessory Structure shall exceed 25 feet above grade or its slab( 3.02)

Pools

For Pools you want to use the ADC-Pools Application including questionnaires about the Pools and lists of documents that are required to be turned in.

Critical information on requested forms used to make the decisions

  1. In Ground Pools 3.02D6
    1. When Attached to the Main Structure by way of associated decking, such as pavers, concrete, wood, or some type of composite material shall NOT be considered an Accessory Structure.
    2. A screen cage that is constructed over said pool and Attached to the Main Structure shall also NOT be considered an Accessory Structure.
    3. Any in-ground pool not Attached to the Main Structure will be considered an Accessory Structure.
      1. It shall be subject to Accessory Structure count and square footage limits in Section 3.02A
          • If a screen cage is constructed over said Detached pool, the square footage of the cage shall be the factor used in calculating the Accessory Structure square footage for the Lot.
          • Furthermore, the cage/pool combination shall be considered one Accessory Structure for the purpose of compliance with the number of allowable Accessory Structures.
      2. Detached in-ground pools shall
        1. Not be installed
            • Forward of the Rear Line of the Main Structure,
            • Left or right of the Main Structure,
            • Nor nearer than 25 feet to any property line.
  2. Above Ground Pools 3.02D6
    1. Above-ground pools with any associated decking shall be considered an Accessory Structure.
        • They shall be subject to the Accessory Structure count and square footage calculation and total allowable number Accessory Structure limits in Section 3.02A
        • Should a screen cage be installed over said pool and decking, the square footage of the screen cage shall be the determining factor in the allowable Accessory Structure square footage calculation.
    2. Above-ground pools and screened pool enclosures
          1. Not be installed
              • Forward of the Rear Line of the Main Structure,
              • Left or right of the Main Structure,
              • Nor nearer than 25 feet to any property line.
  3. Cabana/Pool House
      • If attached to the Main Structure or an attached pool shall not count against the number of allowed accessory structures.
      • If attached to a detached pool shall not count as an additional structure but will increase the square footage of the detached pool.

    • Roof colors, material and profiles shall be selected from the roof color, material and profiles book maintained at the Corporate office and online
    • No corrugated or five V pattern steel roofing shall be used on any structure.

Painting

For Painting you want to use the ADC-Painting Application including questionnaires about the Painting and lists of documents that are required to be turned in.

      • All the info requested on the application
  2. What are you painting? Are you repainting the Garage Door? Are you painting the front door? Do you have accessory structures on property? Are you repainting any accessory structures? Are you repainting the Fascia and and Gutters and if so and what colors will those be?
  3. Sample of Colors that will be painted (This can be actual samples or paint brand and color numbers for
    • Main Color
    • Trim color that will be painted
    • Front Door Color that will be Painted
    • Garage Door Color that will be painted

 

Critical information on requested forms used to make the decisions

Approved colors for the Body, Trim, and Accent of the Main Structure must come from the Paint Color Books and the Paint Color Book addendum

  1. Main Color must match color in selection book
  2. Main entrance doors may be
        • Any color as shown in the color book,
        • A wood grain finish regardless of whether it has been used on any portion of the Main Structure.
        • Red 
    1. Garage doors may be
        • Painted the same as
        • The Main Structure,
        • Trim
        • Accent Color from the color combinations selected and approved for the Main Structure.
        • Any shade of white, beige or gray found in the color book, or
        • simulated wood grain 
    2. All paint must be flat or satin finish.
  3. Gutters shall match the fascia.
  4. Accessory Structures, built, on site, except for Barns built behind the Rear Line of the Main Structure,
      • Must be of a color that is similar to the existing Main Structure’s color.
      • When repainting the Main Structure with a different approved color all Accessory Structures that are required to match the Main Structure in color must be repainted the new color at the same time.
  5. New color combinations may be added to the color book by the following procedure:
      • Submit color chips representing the desired Main, Trim, and Accent Colors to the ADC. I
      • If the ADC recommends approval, this recommendation will be submitted to the Board for approval.
      • Upon unanimous approval by the Board the color chips will be added to the approved Association color book.

Fences

For Fences you want to use the ADC-Fences Application including questionnaires about the Fence and lists of documents that are required to be turned in.

Critical information on requested forms used to make the decisions

This section is broken into 3 areas based on location of the fence

    • For all Fences on Property regardless of location on Property
    • For all Fences that are forward of the Real Line of the main structure
    • For all Fences that are behind the rear line of the main structure

Rules for fences are specific based on location. If a fence surrounds the entire property the portion of the fence that is in a specific location must meet the below requirements.

For all Fences on Property regardless of location on Property

Color

    • A finished sample of the proposed color on the proposed materials shall accompany any Fence application. A clear color photograph of the proposed color on the proposed material may be submitted in lieu of the finished sample. Only colors listed in the Fence tab of the Pine Ridge paint color book will be permitted for Fences.
  • Columns 
    • May be constructed of 
        • Stone, 
        • Concrete with stucco, 
        • wood 
        • brick 
    • Shall not exceed 
        • 24 inches square 
        • 34 inches in diameter  
        • 72 inches in height above grade. 
    • When used to accent driveways, 
        • An additional allowance of 24 inches for light fixtures and ornaments is permitted. 
        • A gate may be placed between the columns. I
        • If attaching an archway to span between the columns, the maximum height of the completed archway may not exceed 20 feet above grade.
        • If a column is used as a corner delineation it may not exceed six (6) feet above grade including any ornaments.
  •  Non-continuous Fencing 
    • Is permitted. 
    • Inherits based on the location of each segment with regard to the rear line of the Main Structure
        • The height
        • Material 
        • Design
        • Style 
        • Color restrictions. 
    • The minimum number of openings must be the number of segments minus 1. When shadow boxing sections the minimum setback from post to post will be no less than 2 feet.
  • Disallowed Fences
      • No Fence shall be permitted which exceeds six (6) feet in height, except those constructed to encompass a Sports Court.
      • No barbed wire or razor wire shall be permitted to be erected on any Lot.
      • Chain link Fence(s) are not permitted forward of the Rear Line of the Main Structure.
      • Unfinished galvanized metal Fences and gates are not permitted)
  • Sports Court Fences including but not limited too tennis, basketball, and pickle ball.
      • Fences encompassing a Sports Court 
        • May be no taller than 10 feet above the Sports Court surface 
        • May only encompass the court surface and a 10-foot buffer around the playing surface. 
        • Only chain link fencing may be used to encompass Sports Courts.

 

For Fences that are Forward of the Rear Line of the Main Structure

 

 

  • Fence Types that are allowed (2.02D)
    • Post and boards/rails,
    • Picket
    • Cross-buck
  • Materials (2.02D)
    • Types
      • Wood
      • Metal (unfinished galvanized metal is not permitted),
      • Solid or flexible vinyl,
      • Masonry (concrete block must be finished to disguise the concrete block pattern)
      • Composite
    • If more than one corner delineation is proposed they all must be made of the same materials.
    • If for any reason a non-continuous Fence is proposed each segment must be of the same materials
    • Decorative or landscaping walls 
        • Must be made of masonry 
    • Retaining walls 
        • be made of masonry or Wood. 
        • Shall, at completion of construction, retain soil of a minimum of 2/3 of the wall’s height.
  •  
    • Each section of any post and board/rail Fence shall have two(2), three (3) or four (4) boards/rails of a nominal 6 inches in width, and placed horizontally and/or 2 boards placed diagonally, between two adjoining Fence posts.
    • When three or more horizontal boards/rails are used they must be spaced apart at least three (3) inches.
    • No-climb wire may be incorporated in any Fence
    • All pickets must be vertical and parallel to each other and spaced evenly from each other.
      • This spacing shall be no less than 1.5 inches between pickets.
    • Freestanding corner delineations 
      • Shall use 1 or 3 posts with 2 sets of rails
      • If more than one corner delineation is proposed they all must be made of the same design
      • May be incorporated and adjoined to an existing Fence
      • If a column is used as a corner delineation it may not exceed six (6) feet above grade including any ornaments.
    • if for any reason a non-continuous Fence is proposed each segment must be of the same design
      • If used in conjunction with corner delineations all segments and the corner delineations must be of the same design
  • Height (2.02D)
    • The top rail of any Fence forward not exceed 54 inches above grade nor no less than 36 (thirty-six) inches
    • No picket shall be higher than 54 inches above grade
    • Posts may not exceed sixty (60) inches above grade.
    • Fence post preservation caps may not extend 4 inches higher than the post
    • Corner delineations may be no higher than 54 inches above grade.
      • If more than one corner delineation is proposed they all must be made of the same size.
    • Non-continuous Fence sections may be no higher than 54 inches above grade.
      • Each segment must be of the same size and color.
